Construction of a new high-tech centre, located at the entrance of Theobalds Business Park, is now close to completion.

The £10million centre has been constructed by Broxbourne Council and is supported by £5million investment from Hertfordshire Local Enterprise Partnership (LEP) and the Getting Building Fund. The development has been officially named Theobalds Enterprise Centre and is on track to open early next year. Resident businesses will benefit from business support and fully managed workspaces, including reception service, meeting and conference rooms that accommodate up to 90 people, workshop and office space, breakout areas, shower and changing facilities, plus a modern on-site café perfect for meeting clients.

The centre offers self-contained, air-conditioned offices ranging from 14m2 to 45m2 as well as the option for hot-desking and virtual offices. The building has certified assurance from Platinum WiredScore, which indicates an exceptional standard of wired infrastructure and wireless network connectivity, and a BREEAM Very Good rating for its sustainability value and efficiency. It is an environmentally conscious place of business fitted with solar panels and EV charging points, also offering ample parking for bicycles as well as cars.

Interest is expected to be high, given the provision of easy-in, easy-out terms and the building’s prime location with convenient access to the A10, M25, Theobalds Grove Train Station and Waltham Cross town centre. The centre is also in close proximity to Sunset Studios - a brand new multi-million pound film and TV production studio, which like Theobalds Enterprise Centre, is set to boost economic growth and job opportunities in the Borough of Broxbourne.

Leader of Broxbourne Borough Council, Councillor Lewis Cocking said: “These are very exciting times for businesses and local residents. This project plays an important role in the Council’s mission to achieve a thriving economy supported by fruitful employment in the area.

“We last saw a project like this in 2016 with the launch of the Ambition Broxbourne Business Centre in Hoddesdon which will soon be renamed Hoddesdon Enterprise Centre, as together both will serve under one brand to consistently deliver the same core values to SMEs and start-ups.”

Nitin Dahad, Chair of Hertfordshire LEP’s Enterprise & Innovation Board, said: “Theobalds Business Centre will be a fantastic asset for Broxbourne, set to provide the space and amenities that growing businesses need in order to flourish, enhanced by an environmentally conscious design and exceptional digital connectivity.

“We look forward to its opening next year and the opportunities this will bring to our local businesses and residents, and to SMEs looking to locate in Hertfordshire.”
