The Enviro-Tech Enterprise Zone concentrates on our priority sectors for economic growth, with the emphasis on environmental technology.
Its aim is to support and develop the existing enviro-tech sector in west Hertfordshire and attract more businesses to the area thanks to its excellent national and international transport links. The multi-site zone covers Maylands Business Park, Hemel Hempstead, and land in Dacorum Borough, west of Green Lane. Other sites include underused land and buildings at the building science centre (BRE) and Rothamsted Research.
The Enterprise Zone also addresses potential economic development land near Maylands, identified in the St Albans consultation draft Strategic Local Plan, but still subject to the Local Plan process.
Hertfordshire Local Enterprise Partnership led a partnership team to bid successfully for the zone. This includes Hertfordshire County Council, St Albans City and District Council and Dacorum Borough Council. The Zone will help to attract new green technology businesses and investment to the area with a focus on enviro-tech.
In line with our Strategic Economic Plan the Enterprise Zone aims to:
Harness our relationship with London and elsewhere: It benefits from direct access to the M1, with easy links to London, the wider South East and the Midlands and provides a gateway to the UK economy.
Maintain global excellence in science and technology: The EZ sits at the heart of the Golden Research Triangle (Cambridge-London-Oxford) so attracts inward investment and supports businesses seeking expansion space from restrained sites within Greater London. It will harness the expertise of partnership organisation, The Green Triangle (BRE, Rothamsted Research and the University of Hertfordshire) to establish Hertfordshire as a globally renowned centre of excellence in green technology.
Provide the foundations for growth: It will strengthen existing links with key sector employers and the Green Triangle Partners will be catalysts for the formation of new enviro-tech firms/business start-ups.
Preparatory work started in April 2016, with sites expected to become available during 2017.
It is expected to deliver over 8,000 new jobs, 800 new businesses and an uplift in land values of £120m.

Simplified planning process: Any development proposal within the Enterprise Zone boundary will benefit from a quicker and simpler planning process.
Superfast broadband: Government support to ensure that superfast broadband is rolled out throughout the zone, and, if necessary, public funding.
A ‘one stop shop’ approach: Whether you’re a business, landowner or developer, you have access to the skills and services of the Enterprise Zone team. Led by Hertfordshire’s Local Enterprise Partnership, this partnership of public and private sector organisations work together to best meet your business needs.
Hertfordshire Enviro-Tech Enterprise Zone plays to our key strengths by harnessing the world-class industry and research expertise of our EZ partners: Rothamsted Research, Building Research Environment (BRE), University of Hertfordshire and partnership organisation The Green Triangle.

Maylands Business Park, Hemel Hempstead
Maylands Business Park is one of the largest business parks in the East of England. It is currently home to over 650 businesses that employ over 18,000 people. It has unparalleled access to the country's motorway network being less than two miles from Junction 8 of the M1 and under 10 minutes from the M25. The site contains a range of premises and uses to suit all business needs.
BRE is a world leading multi-disciplinary building science centre with a mission to improve the built environment through research and knowledge generation. The 75 acre site sits 20 miles north west of London, with excellent transport connections (close to junction 6 of the M1 and junction 21A of the M25) and comprises a number of buildings to suit a range of client-types.
The site based around the former Victorian country house Bucknalls includes rural and green spaces. A restaurant, conferencing amenities, range of sports facilities and on-site nursery are also available for use by tenants, plus free parking for staff and visitors. The campus-like complex is ideally suited to companies from the high-technology sector, and as well as being BRE's home since 1925, has accommodated a number of other businesses for many years.
Rothamsted is the longest running agricultural research station in the world, providing cutting-edge science and innovation for nearly 170 years. Harpenden is the main site where the bulk of the research and administrative functions occur. It comprises of 400ha land (mainly wheat research) and a series of state-of-the art facilities for plant bioscience including modern lab space, and facilities for bioimaging, microscopy, molecular analysis, metabolomics and proteomics.
At the Rothamsted campus there are also environment-controlled buildings with 16 cabinets and eight growth rooms, as well as containment facilities and an insectary unit that features the UK's most extensive aphid collection and over 1000 m2 of glasshouse space.
